In the state of Texas, it is mandatory to have an Aerobic Maintenance Contract if an aerobic septic system is installed at your home. To not do so is a violation of state laws with potential fines of $500 each day that a contract is not in place. It is obviously in the best interest of the homeowner to obtain a valid contract upon either installing the aerobic system or when a home is moved into that already has one. Here are a few things to know about them.

1. Most companies in Texas offer three levels of service when it comes to maintenance contracts. These will range from the minimum coverage needed up to all-inclusive packages that even include parts. Choose with what bests fits into the budget.

2. The aerobic system must be inspected, per law, three to four times each year. Each maintenance visit should entail a 16-point inspection on the entire system and filters and screens should be cleaned as needed.

3. Parts will need to be replaced eventually, but how often is completely dependent upon what brand you have purchased. Some companies have parts that require them to be replaced on an annual basis. Another habit to help prolong the life of the system is to keep rodents and ants away from it as they can cause grave internal damage.

4. If you are moving into a new home, it is highly recommended that the septic tank be cleaned and inspected. This way the homeowner is aware of any issues that the septic system may have and have them corrected before closing the deal on the home.

5. The system will have to be cleaned out when the sludge level has reached 8 inches. Failure to do so in a timely manner can result in septic system failure. The system needs to be cleaned out every three to five years if the sludge level has not reached the 8 inch level yet. This prevents unsanitary emergencies or equipment malfunction from occurring.
